RECOMMENDED ACTION: That the City Council approve the Improvement Agreement for the Public
Improvements for Lodi Tire Service, 250 North Cherokee Lane, direct the
City Manager and City Clerk to execute the A greement on behalf of the
City, and appropriate funds for the required reimbursements,
BACKGROUND INFORMATION: The Developers, Kenneth A. Lung and Pamela B. Lung, ha ve applied
to the City for issuance of a building permit (B8885) to allow the
construction of a new tire and lube shop building for Lodi Tire Service
at 250 North Cherokee Lane, as shown on Exhibit A.
Installation of street improvements along Cherokee Lane and Lockeford Street, including curb, gutter
and sidewalk, and the installation of landscaping and irrigation improvements on Cherokee Land in
conformance with the Central City Revitalization Program, are required as a condition of building: permit
issuance, The improvemenAs include the widening of Lockeford Street, including traffic signal
modifications at the Cherokee Lane/Lockeford Street intersection, in conformance with the Specific Plan
for Lockeford Street adopted by Resolution 3606 of the City Council on March 15, 1972,
T he Developers are entitled to reimbursement by the City for the improvements associated with the
widening of Lockeford Street, including the traffic signal modifications, in conformance with LMC 16.40
Reimbursements for Construction, used on the Developers' contract bid prices for the work, staff
requests that Council appropriate $100,000 for the required reimbursement, The Developers will be
reimbursed as the improvements are completed based on verifiable claims, with final payment being
made upon acceptance by the City,
The Developers have furnished the City with the improvement plans, necessary agreements, guarantees
and insurance certificates for the proposed project.

Lodi Tire Service, 250 North Cherokee Lane, and Appropriate Funds for
the Required Reimbursements ($100,000)
Enclosed is a copy of background information on an item on the City Council agenda of
