RECOMMENDED ACTION: That the City Council present a Community Improvement Award to
Richard Chiurazzi in recognition for the improvements that he has made
to the property located at 310 S. Ham Lane.
BACKGROUND INFORMATION: This property is located on the southeast corner of Ham Lane and
Lodi Avenue and consists of three buildings, containing a total of 16
apartment units. While not the worst property in town, this property
in recent years has been far from the best with a track record of
being marginally maintained, inoperable vehicles allowed to be left in the parking area, units allowed to
become run down and patio areas overrun with junk and debris. As is common where those conditions
are prevelent, the property was also a drain on police services.
Under Mr. Chiurazzi's ownership, there has been a drastic change in the management and appearance
of the property. First, any problem tenants were eliminated from the property, thereby removing the
nuisance element which caused the impact on police services. Next, he invested quite a bit of time,
effort and money into the clean up and renovation of the property.
In recognition for his accomplishment and investment of both time and effort, the Eastside Improvement
Committee felt it appropriate to award the Community Improvement Award to Mr. Chiurazzi.
