HomeMy WebLinkAboutAgenda Report - August 17, 1994 (39)A 4 CITY OF LODI COUNCIL COMMUNICATION AGENDA TITLE: Plans, Specifications and Advertisement for Bids for Construction of the MSC Electric Utility Building Modification/Expansion MEETING DATE: August 17, 1994 SUBMITTED BY: Electric Utility Director RECOMMENDED ACTION: That the City Council approve the plans and specifications for the MSC Electric Utility building modification/ expansion and authorize advertisement for bids. BACKGROUND INFORMATION: The Electric Utility Department's 1993-94 fiscal year budget was approved with the recommendation to modify and expand the existing Service Center at the MSC to provide the necessary facilities for implementation of the transformer and tool maintenance and repair shop. The City Council may recall the discussion on this subject matter at the 1993-94 budget review and Town Hall meetings. The Service Center Phase II when constructed in 1981 included an area to be utilized as a future transformer repair shop. However, due to needs developing over the years, this area is presently occupied by office space, specialized equipment and parts storage, an ice maker ano a minor workbench area. As a result, repair work and testing of transformers and other equipment in this area is not possible. This project will provide the needed office and storage space so that the original shop area can be regained and utilized for its intended purpose. Staffing to perform the repair work was added during the 1989-90 fiscal year period. This project will also bring the Service Center into necessary conformance with the requirements of the Americans with Disabilities Act by modifying existing men's restroom facilities, provide women's locker/restroom facilities and modifying existing doors. The modification/expansion also involves the installation of a fire sprinkler system throughout the facility. Additionally, this project will provide needed office space such that the one remaining temporary office trailer can be removed upon project completion, as well as much needed expansion to the engineering estimating area. Permit extensions for the trailer, installed in 1986, can no longer be obtained. August 17, 1994 Page two The Plans and Specifications also include a bid alternate for reroofing the entire facility. The existing built-up roofing is in dire need of repairs. It is felt that a favorable reroofing bid may be submitted in connection with the expansion project, therefore, the alternate bid request. The City Council at its January 5, 1994 meeting approved the architectural Services Agreement for this project. Bid opening has been scheduled for September 7, 1994. The engineer's estimate for this project is $195,000. The attached drawing shows the relationship of this project to existing facilities.
