HomeMy WebLinkAboutAgenda Report - July 19, 1995 (41), OF CITY OF LODI COUNCIL COMMUNICATION cgtrF a+gyp AGENDA TITLE: Neighborhood Park Site Appraisals MEETING DATE: July 19, 1995 PREPARED BY: Public Works Director RECOMMENDED ACTION: That the City Council appropriate funds for the appraisals which will begin the acquisition process for two neighborhood parks. BACKGROUND INFORMATION: The proposed Capital Improvement Budget (CIB) for 1995/96 will include the acquisition of two neighborhood parks. One of the parks is located northeast of the existing Tienda Drive, adjacent to the Roget property (Exhibit A). The other park is located in the proposed Richards Ranch subdivision and the adjacent property immediately to the north of this subdivision (Exhibit B). These park sites will be purchased with Development Impact Mitigation Fee funds. The owners of the property northeast of Tienda Drive and Richards Ranch subdivision have indicated they are ready to start development of their properties. It would be to our advantage to acquire these sites before development proceeds. Lodi Unified School District will also be acquiring land for a school site in the Richards Ranch subdivision and the adjoining property and they will participate in the cost of the appraisals for these two properties. The Parks and Recreation Development Impact Mitigation Fund has approximately $1.1 million available which would be used for the purchase; however, this would mean little or no funding would be available for park development elsewhere in the City. As part of the acquisition process, some type of time payment plan will be considered. Before we can proceed with the negotiations, an appraisal is needed. It is estimated that the cost of the appraisals and other incidental acquisition costs, such as preliminary title reports, will be $10,000.
