BACKGROUND INFORMATION The Community Development Department has prepared a proposed amendment to the Reynolds Ranch Planned Development (PD 39) which would put in place development standards specific to hotels on two parcels. The existing Fairfield Inn and Suites is located on one of the parcels, the recently approved, but not yet built, Marriott Residence Inn is on the other. Neither hotel complies with the current development standards of PD (39). Both hotels require increased height and floor -to -area ratio standards in order to comply with City regulations. Staff recommends that the City Council set a public hearing to consider the recommendation of the Planning Commission to adopt an ordinance amending the development standards for hotels on two parcels for Reynolds Ranch PD (39).
