AGENDA TITLE: Adopt Resolution Accepting Villa Fiore (Van Ruiten Ranch) Subdivision, Unit No.
2, Tract No. 3919, and Unit 3, Tract No. 3960 Public Improvements

RECOMMENDED ACTION: Adopt resolution accepting Villa Fiore (Van Ruiten Ranch)
Subdivision, Unit No. 2, Tract No. 3919, and Unit No. 3, Tract No.
3960 public improvements.
BACKGROUND INFORMATION: Villa Fiore Subdivision, Unit No. 2 and Unit No. 3, are the final
phases of the multi -phase residential development located west of
Lower Sacramento Road and south of Lodi Shopping Center, as
shown on Exhibit A. Unit No. 2 consists of 70 single-family residential lots and Unit No. 3 consists of 67
single-family residential lots.
The projects include the installation of all interior subdivision public improvements inside the subdivision
boundaries, also shown on Exhibit A.
The streets to be accepted are as follows:

Van Ruiten Drive 0.13
Interior Streets 0.92
Total New Miles of City Streets 1.05
The developer, Elliot Homes, Inc., has completed all public improvements and provided the warranty
securities for both Unit No. 2 and Unit No. 3.
Staff recommends accepting Villa Fiore (Van Ruiten Ranch) Subdivision, Unit No. 2, Tract No. 3919, and
Unit 3, Tract No. 3960 public improvements.
FISCAL IMPACT There will be an increase in long-term maintenance costs for public
infrastructure and City services, such as police, fire, and parks. This cost
will be partially offset by proceeds from the Community Facilities District
No. 2007-1.

A RESOLUTION OF THE LODI CITY COUNCIL ACCEPTING VILLA FIORE
(VAN RUITEN RANCH) SUBDIVISION UNIT NO. 2, TRACT NO. 3919, AND
UNIT NO. 3, TRACT NO. 3960 PUBLIC IMPROVEMENTS
WHEREAS, Villa Fiore Subdivision Unit No. 2 and Unit No. 3 are the final phases of the

NOW, THEREFORE, BE IT RESOLVED that the Lodi City Council does hereby accept
Villa Fiore (Van Ruiten Ranch) Subdivision Unit No. 2, Tract No. 3919, and Unit 3, Tract
No. 3960 public improvements; and
BE IT FURTHER RESOLVED, pursuant to Section 6.3q of the City Council Protocol
Manual (Res. No. 2019-223), the City Attorney is hereby authorized to make minor revisions to
the above -referenced document(s) that do not alter the compensation or term, and to make
clerical corrections as necessary.
