BACKGROUND INFORMATION: This project consisted of replacing the existing plaster with a new, white plaster finish, new tile target lines, and new pool drain grate a new commerciar deck drain, instau¡ÍåT:ì"t:#?:i.':i::it;1,?:åiå:JÏ#:i::il:1ffiil:;13:""n replacing the concrete decking, and other incidental and related work, all as shown on the plans and specifications for the project. The plans and specifications for this project were approved on July 18,2018. The contract was awarded on October 3,2018, to A. M. Stephens Construction Co., lnc., of Lodi, in the amount of $384,707.98. The original contract completion date was March 30, 2019. Due to an extended rain season and necessary change orders, the contract was completed on May 22,2019. The final contract amount is $448,002.66. The difference between the original contract amount and final contract was due to a small bid item not being required ($3,SOO¡ and two change orders totaling $66,794.68. Change Order No. 1 included City-requested site winterization, to improve site working conditions during wet weather, adding electrical grounding improvements, pool access ladder modifications required by San Joaquin County Environmental Health Department, and Americans with Disabilities Act improvements ($43,478.68). Change Order No. 2 included epoxy injection to repair 285 lineal feet of cracks in the pools concrete shell discovered after the plaster was removed ($23,316.00). The total change orders, amounting to $66,794.68, were executed by the City Manager as authorized by City Council on November 15, 2018. Photos of the completed work are shown in Exhibit A. Following acceptance by the City Council, as required by law, the City Engineer will file a Notice of Completion with the County Recorder's office. The notice serves to notify vendors and subcontractors that the project is complete and begins their 30-day period to file a stop notice requiring the City to withhold payments from the prime contractor in the event of a payment dispute. FISCAL IIIíIPACT The project will have a minimal impact on annual maintenance costs, and will reduce the City's exposure to claims related to the condition of pool decking. This pro¡ect will not impact the General Fund, nor utilize lmpact Fees.
