HomeMy WebLinkAboutAgenda Report - April 17, 2019 C-15TM CITY OF LODI COUNCIL COMMUNICATION AGENDA ITEM C-15 AGENDA TITLE: Adopt Resolution Accepting The Vine at Vintner's Square Subdivision, Unit No. 2 (Tract No. 3898), Public Improvements MEETING DATE: April 17, 2019 PREPARED BY: Public Works Director RECOMMENDED ACTION: Adopt resolution accepting The Vine at Vintner's Square Subdivision, Unit No. 2 (Tract No. 3898), public improvements. BACKGROUND INFORMATION: Unit No. 2 is the second phase of The Vine Subdivision, which is bounded by Lower Sacramento Road, Taylor Road, Westgate Drive, and the northerly property line of the Vintner's Square Shopping Center, as shown on Exhibit A. The entire gated development (Units No. 1 and No. 2) consists of 57 single-family, residential lots. The improvements constructed in Unit No. 2 are shown in Exhibit B and consist of 24 single-family, residential lots. The developer is Vintner's Square, LLC (Developer). The public improvements constructed in Unit No. 2 are generally located along Taylor Road and Lower Sacramento Road and include the installation of masonry wall, landscape, and driveway improvements. Interior subdivision improvements are privately owned and will be maintained by a home owners association, with the exception of public water mains. The public improvements have been completed in substantial conformance with the subdivision requirements. Developer has furnished the two-year warranty bond. Staff recommends accepting The Vine at Vintner's Square Subdivision, Unit No. 2 (Tract No. 3898), public improvements. FISCAL IMPACT: There will be an increase in long-term maintenance costs for public infrastructure and City services, such as police, fire, and parks. This cost will be partially funded by proceeds from the Community Facilities District No. 2007-1. FUNDING AVAILABLE: Not applicable. Charles E.
