AGENDA TITLE: Accept Improvements Under Contract for Lodi Station Parking Garage Maintenance
and Repair Project

RECOMMENDED ACTION: Accept improvements under contract for Lodi Station Parking Garage
Maintenance and Repair Project.
BACKGROUND INFORMATION: This project was awarded to TPA Construction, Inc., of Rocklin, on
November 1, 2017, in the amount of $368,476. The contract has been
completed in substantial conformance with the plans and specifications
approved by City Council on September 6, 2017.
This project consists of various structural repairs recommended by Siegfried Engineering, Inc., to address
cracks in the concrete columns, beams, and concrete decks. The project also replaced damaged exterior
veneer panels, and conducted other miscellaneous improvements needed to extend the life of the parking
structure. Photos of the completed work are shown in Exhibit A.
The original contract completion date was March 16, 2018, and the actual contract completion date was
May 4, 2018. The final cost of the project was $385,826.34. The difference between the original contract
amount and final contract amount is due to two change orders needed to address additional repairs
requested by the City.
Part of the structural repair performed on the third floor north elevator shaft was damaged in a vehicle
accident on May 15, 2018. The repair of damage is currently under design and will be addressed In a future
contract.
Following acceptance by the City Council, as required by law, the City Engineer will file a Notice of
Completion with the County Recorder's office. The notice serves to notify vendors and subcontractors that
the project is complete and begins their 30 -day period to file a stop notice requiring the City to withhold
payments from the prime contractor in the event of a payment dispute.
FISCAL IMPACT: The repair extended the useful life of the parking structure.
FUNDING AVAILABLE: Transportation Development Act funds (60199000.77020).
