RECOMMENDED ACTION: Adopt resolution accepting public improvements for The Villas at
Sunwest Subdivision, Tract No. 3823.
BACKGROUND INFORMATION: The Villas at Sunwest Subdivision, Tract No. 3823, is an infill
development consisting of nine medium -density, residential lots
located at 2110 Tienda Drive, as shown on Exhibit A. The
developer, John M. Giannoni, Jr., has furnished the City with all necessary agreements and fees
required.
Public improvements at The Villas at Sunwest Subdivision, Tract No. 3823, have been completed in
substantial conformance with the requirements of the tentative map conditions and encroachment
permit between the City and Lenzi Lantz Development, LLC, and include on-site public water pipeline
and public sidewalk on Tienda Drive, also shown in Exhibit A. The developer has furnished the
required two-year warranty for the public improvements.
FISCAL IMPACT:
There will be an increase in long-term maintenance costs for public
infrastructure and City services, such as police, fire, and parks. This
cost will be funded by proceeds from the Community Facilities District
No. 2007-1.
FUNDING AVAILABLE: Not applicable.

A RESOLUTION OF THE LODI CITY COUNCIL ACCEPTING
PUBLIC IMPROVEMENTS FOR THE VILLAS AT
SUNWEST SUBDIVISION, TRACT NO. 3823
WHEREAS, The Villas at Sunwest Subdivision, Tract No. 3823, is an infill development
consisting of nine medium -density residential lots located at 2110 Tienda Drive; and
WHEREAS, the public improvements include on-site public water pipeline and public
sidewalk on Tienda Drive; and
WHEREAS, staff recommends that the City Council accept the public improvements for
The Villas at Sunwest Subdivision, Tract No. 3823.
NOW, THEREFORE, BE IT RESOLVED that the Lodi City Council does hereby accept
the public improvements for The Villas at Sunwest Subdivision, Tract No. 3823.
