BACKGROUND INFORMATION: The subdivision is an infill development consisting of five single- family residential lots located at the southerly dead end of Howard Street, as shown on Exhibit A. The developer, Lenzi Lantz Development, LLC, has furnished the City with all necessary agreements and fees for the subdivision. Public improvements at The Village Oaks Subdivision (Tract No. 3868) have been completed in substantial conformance with the requirements of the tentative map conditions and encroachment permit between the City and Lenzi Lantz Development, LLC, and include curb, gutter and sidewalk, street lights, full -width paving, fire hydrant, and other underground utilities (Exhibit B). A portion of the underground utilities includes 260 linear feet of a 6 -inch public water main installed at the City's request. The additional water main was not necessary to construct the subdivision, however it will improve deficient water pressure in the area. The cost of the improvement, $18,633.80, will be reimbursed by the City. An appropriation of this amount is being requested from the Water Capital Fund for this purpose. This cost will be funded by proceeds from the Community Facilities District No. 2007-1. NOW, THEREFORE, BE IT RESOLVED that the Lodi City Council does hereby accept The Village Oaks Subdivision (Tract No. 3868) public improvements; and BE IT FURTHER RESOLVED that funds in the amount of $18,634 be appropriated from Water Capital Fund for Developer reimbursement for the installation of 260 linear feet of 6 -inch public water main.
