AGENDA TITLE: Contract Change Orders for Hutchins Street Square Conference and Performing Arts Center,
125 South Hutchins Street

BACKGROUND INFORMATION: In accordance with the Contract Change Order Policy, the City Council is being
informed of change orders approved by the City Manager for this project.
The original contract for this project was $8,262,010.00. The total cost of change orders to date is a $111,024.96
credit to the City (due to value engineering credit). The project is approximately 20 percent complete. Detailed
below is a complete description of the work involved in the change orders to date. More detailed descriptions and
backup information for all of the change orders are available in the Public Works Department.
Change Order No. 1 - The insulation requirements for the theater were clarified and the contractor proposed
alternate materials through the value engineering process which resulted in a credit to the City of $130,794.00.
Change Order No. 2 - This change order covers the additional cost of the added steel supports at the
conference building exterior canopies. ($4,018.81)
Change Order No. 3 - This change order covers the additional cost for gluing and nailing the plywood
ledger at the interior rotunda radius. ($3,498.29)
Change Order No. 4 - This change order covers the cost of additional structural framing at some of the
theater door openings. ($322.99)
Chanqe Order No. 5 - This change order covers the cost for replacing the existing heating and air-
conditioning ducts at the multipurpose room. Originally intended to be reused, the condition of the existing
ductwork made it more economical for the City to replace the entire duct than try to repair it. ($7,101.00)
Change Order No. 6 - This change order covers the cost of widening two theater footings and the
associated additional reinforcing steel. ($2,119.18)
Change Order No. 7 - This change order covers the cost of additional steel reinforcing required at the
theater handicap seating areas with handrails. ($1,221.31)
Change Order No. 8 - This change order covers the additional costs of forming and bracing a portion of the
existing wall between the theater and fine arts building where a new column is to be placed. ($1,487.46)
FUNDING: There are sufficient funds budgeted in the Hutchins Street Square Conference and Performing Arts
Center account to cover these change orders; however, Change Order No. 1 (a credit), less
Change Orders No. 2 through 8, results in a net credit to the City of $111,024.96.
