SUBJECT: APPEAL RECEIVED FROM MR. LANCE ROBINSON OF THE PLANNING COMMISSION'S DENIAL OF
HIS REQUESTS FOR ZONING VARIANCES TO PERMIT TWO EXISTING CANVAS ROOF COVERS TO
ENCROACH INTO THE REQUIRED FRONTYARD (20 FEET) AND STREET SIDEYARD (10 FEET) AT
25 SO:ITH HUTCHINS STREET
RECOMMENDED ACTION: That the City Council set for public hearing at the regular meeting of
Decmiber 19, 1990 the appeal received from Mr. Lance Robinson
regarding front and side yard encroachments at 25 South Hutchins
Street.
BACKGROUND Attached marked Exhibit A is an appeal received from Mr. Lance
Robinson of the Planning Cofmission's denial of his requests for
Zoning Variances to permit two existing canvas roof covers to
encroach into the required frontyard (20 feet) and street sideyard
(10 feet) at 25 South Hutchins Street.
Also attached marked Exhibit B is a letter from Community Development Director Schroeder
advising A Robinson of the Planning Commission's decision in this matter.
It is recommended that the City Council set for public hearing at the regular meeting of
December 19, 1990 the appeal received from Lance Robinson regarding front and side yard
encroachments at 25 Soutn IHutchms Street.

At its meeting of Monday, October 29, 1990 the Lodi City Plann ng
Commission denied your requests for Zoning Variances to permit two existing
canvas roof covers to encroach into the required frontyard (20 feet) and
street sideyard (10 feet) at 25 South Hutchins Street.
In denying your request the Planning Commission determined that a 'Zoning
Hardship" as defined in Section 17.72.030 A of the Lodi Municipal &ode did
not exist.
Section 17.72.110 of the Municipal Code provides as follows:
"Appeal to Council. Any applicant or person claiming to be directly
and adversely a ected by any action of the Planning Commission on
matters referred to in this chapter may, within five days (working
days) after the action, file a written appeal with the City Clerk for
transmittal to the City Council."
