AGENDA TITLE: Contract Change Orders for Hutchins Street Square Conference and Performing
Arts Center, 125 South Hutchins Street

RECOMMENDED ACTION: This item is for information only. No action is required.
BACKGROUND INFORMATION: In accordance with the Contract Change Order Policy, the
City Council is being informed of change orders approved by the
City Manager for this project since the May 7, 1997 meeting.
The original contract for this project was $8,262,010.00. The total cost of change orders to date is a
$87,139.85 credit to the City (due to value engineering credits). The project is approximately 50 percent
complete. Detailed below is a complete description of the work involved in the new change orders.
More detailed descriptions and backup information for these change orders is available in the
Public Works Department. The net total of these sixteen (16) change orders is $31,434.35.
Change Order No. 22 - During excavation, an existing asbestos -insulated pipe was discovered.
This change order covers the cost of the abatement of the asbestos. ($1,753.51)
Change Order No. 23 - This change order is a credit for the deletion of HVAC duct fire dampers
which are not required. ($2,919.00 credit)
Change Order No. 24 - This change order covers the cost of demolishing an underground
tunnel which was discovered during the excavation of theater footings. ($4,723.71)
Change Order No. 25 - This change order covers the cost of replacing an existing water heater
due to its rusted condition. ($3,456.60)
Change Order No. 26 - This change order covers the cost for roof -mounted HVAC duct at the
kitchen area. The existing kitchen structure will not permit the ducts to be placed in the ceiling
as originally planned. ($6,661.00)
Change Order No. 27 - This change order covers the cost of wood furring on an existing
masonry wall to allow sheetrock to be placed level. ($418.31)
Change Order No. 28 - This change order covers the cost of adding three (3) rain water down
spouts to the theater building to allow better rain water mitigation. ($2,939.16)
Chancre Order No. 29 - This change order covers the additional cost of adding a second layer of
sheetrock at the Camp Hutchins ceiling to meet Fire Code requirements. ($2,175.60)
Change Order No. 30 - This change order covers the cost of adding required wood blocking to
the ceiling joists at the conference area soffits. ($415.80)
Change Order No. 31 - This change order is a credit for the steel truss engineering which was
provided by the project design engineer. ($4,000.00 credit)

Change Order No. 32 - This change order covers the cost for replacing a portion of the existing
kitchen hood duct to meet current code requirements. ($754.95)
Change Order No. 33 - This change order covers the cost of replacing the existing fire hydrant
main supply pipe to meet current code requirements. ($2,002.04)
Change Order No. 34 - This change order covers the cost of adding structural roof framing at
the gallery area. ($655.86).
Change Order No. 35 - This change order covers the cost of painting the covers of concealed
fire sprinkler heads to match ceiling color. ($600.17)
Change Order No. 36 - This change order covers the cost of adding a second floor storage
area above the conference building catering kitchen and bathroom area. ($9,530.93)
Change Order No. 37 - This change order covers the cost of adding roof framing and sheathing
to allow better water mitigation at the gallery area roof. ($2,265.71)
FUNDING: There are sufficient funds budgeted in the Hutchins Street Square Conference and
Performing Arts Center account to cover these change orders. The total of change orders
to date is a net credit to the City of $87,139.85.
