AGENDA TITLE: Contract Change Orders for Hutchins Street Square Conference and Performing Arts Center,
125 South Hutchins Street

RECOMMENDED ACTION: This item is for information only. No action is required.
BACKGROUND INFORMATION: In accordance with the Contract Change Order Policy, the City Council is
being informed of change orders approved by the City Manager for this
project since the April 15, 1998, meeting.
The original contract for this project was $8,262,010.00. The total cost of change orders to date is
$1,041,749.32, or 12.6%. The project is approximately 100 percent complete. Detailed below is a complete
description of the work involved in the new change orders. More detailed descriptions and backup information
for these change orders is available in the Public Works Department.
Change Order No. 85 - This change is for additional work required to dismantle and reassemble the
existing elevator so that the theater work could be performed. ($7,665.00)
Change Order No. 86 - This change order is for upgrading the carpet, paint and wood base in the
"Green Room". ($3,798.90)
Change Order No. 87 - This change order covers the cost of reframing a wall to coordinate the
location with the rotunda window layout. ($3,225.04)
Change Order No. 88 - This change order covers the cost of adding a structural "hook" at the
ceiling in the rotunda for future use. ($829.98)
Change Order No. 89 - This change order covers the cost of repairing the existing Camp Hutchins
concrete floor slab prior to the new flooring being placed. ($749.92)
Change Order No. 90 - This change order covers the cost of adding a soffit above the
Camp Hutchins storage cabinets to provide for future maintenance access. ($2,143.83)
Change Order No. 91 - This change order covers the cost of adding a circuit breaker and
associated wiring for Main Air Handler Unit #1. ($497.70)
Change Order No. 92 - This change order is to provide code -required phone and electrical conduits
to the new elevator equipment room in the backstage building. ($889.35)
Change Order No. 93 - This change order covers the cost of new code -required filters for the
reused kitchen hood. ($361.42)
Change Order No. 94 - This change order is for the addition of thresholds to the south theater exterior
doors to prevent water intrusion into the theater. ($371.86)

Change Order No. 95 - This change order is to cover the cost of changing the plywood wall
wainscoting to birch. ($231.00)
Change Order No. 96 - This change order is for the addition of a layer of black fabric (backing)
behind the original maroon fabric at the stage proscenium to prevent the theatrical lights from being
seen by the audience. ($3,844.23)
Change Order No. 97 - This change order covers the cost of altering the theater steps to allow for
the proper installation of the theater seats and reduce a tripping hazard. ($1,041.99)
Change Order No. 98 - This change order covers the cost of replacing damaged existing
plywood at the existing theater roof cornice. A unit price was included in the base bid for this
work. ($4,994.50)
FUNDING: There are sufficient funds budgeted in the Hutchins Street Square Conference and
Performing Arts Center account to cover these fourteen change orders ($30,644.72). The
total contract to date is $9,303,759.32. r"
