HomeMy WebLinkAboutOrdinances - No. 689ORDINANCE NO. 689 AMENDING PARAGRAPH (b) OF SECTION 22-4 AND PARAGRAPH (a) OF SECTION 22-5 OF THE CODE OF THE CITY OF LODI AND THEREBY RBQUIRING XECORDA- TION OF MAPS FOR MINOR SUBDIVISIONS The City Council of the City of Lodi does oriiain as follows: Section 1. Paragraph (b) of Section 22-4 of the Code of the City of Lodi is hereby amended to read in full as follows: (b) MINOR SUBDIVISIONS. Land proposed to be divided into two, three, or four lots, any one of which is less than one acre in area, shall comply with this Section. ' Filing. Six black or blue line copies of a tenta- tive minor subdivision map showing the land proposed to be divided and a current title report shall be filed with the Planning Director. Inspec-. The Planning Director shall determine whether the tentative map conforms to the provisions of this ordinance and the Zoning Ordinance and if it conforms, he shall submit copies of the map to the City departments and utility companies concerned for a report as to the adequacy of the proposed easements and for determination of the required improvements. Tentative AnproVal. Upon satisfaction of the re- quirements contained herein, the Planning Director shall give tentative approval to the proposed minor subdivision map, subject to the submission of the necessary number of copies of the final survey of the property, the submission of deeds to required streets and easements, and the payment ments contained in this Secrtion. - 1- ?or improve- - Final Survex. An official Record of Survey map shall be prepared and recorded in accordance with the pro- visions of this Code and of Chapter 15, Division ?, Business and Professions Code, for all minor subdi- visions. In the event that the minor subdivision lies’within an areaalready shown on a recorded subdivision map, this Record of Survey requirement may be waived by the Planning Director and an actual survey of the property may be submitted in lieu thereof. P-ent for Isovements. Prior to approval of the final survey map, the subdivider shall deposit with the Finance Director either cash or a surety bond to cover the total cost of all street and utility improvements required by Section 22.7 of this Code and as estimated by the City Engineer. These improvements shall be installed in the same manner as improvements within a final subdivision. - --- -.__- Section 2. Paragraph (a) of Section 22-5 of the Code of the City of Lodi is hereby amended to read in full as follows: (a) MINOR SUBDIVISION MAP. -- Form. The tentative minor subdivision map shall be drawn on a sheet measuring not less than 8$ by 11 inches in size and shall have a scale of not less than one inch equals one hundred feet. The final survey map shall be in %he form of an official Record of Survey prepared in accordance with Chapter 15, Division 3, Business and Professions Code. If a Record of Survey map is not required, the final survey map shall be in a form similar to the tenta- tive minor subdivision map. - 2- -- Survey Data. The final map shall contain sufficient survey information to locate all monuments and interior and exterior boundaries appearing thereon and shall show the relationship of the subdivision to adjoin- ing surveys. --- Monumentation. A monument shall be placed at each lot corner, at each point where changes in bearings occur, and at; the tangent points of all curves. - Other Datg. The tentative and the final maps shall indicate the location of all streets, easements, and buildings which are existing in or adjacent to the subdivision and shall show the name and address of the owner and the name and license number of the surveyor. Section 3. This ordinance shall be published one time in the "Lodi News-Sentineb" a daily newspaper of general circu- lation printed and published in the City of Lodi and shall be and take effect thirty days from and after its passage. oaquin 88.
