(b) No new building shall be erected or maintained within fifteen feet of a public alley in said district where the lot rears on such alley, (1) and no building now existing therein closer than fifteen feet from an alley to the rear of a lot, shall be altered or repaired at a cost in excess of 56 of its true value unless said building is relocated so as to be at least fifteen feet fram the alley lineo (c) Not more than two dwellings with accessory garages may be erected on each lot as existing on the date this ordinance becomea effective, provided, that no such dwelling in the district described, shall have a yard or land area appurtenant thereto of less than fous thousan& five hundred (4500) square feet. (a) No parcel of land or lot as existing on the effective date of this ordinance shall bs subdivided for sale into parcels of less that four thousand five hundred (4500) aware feet for the purpose of emoting a dweUing or dmUings thereon. This restriction shall not prevent the convey- ance of a minor portion of a lot to an abutting owner where the grantor does not decrease the area of his lot to less than four thous& five hundred (4500) square feet. Section 2. From and after the effective date of thie ordinance, dl properties within the district above described herein, shall be rezoned and reclassified to be in the XESTIIIGED MUZTIKE FAMILY ~~CE DmCl! mNZ provided herein and shall be subject to the restrictions by this ordinance imposed. Section 3. Au ordinances and parts of ordinances in conflict herewith are hereby repealed in ao far as such conflict may exist. Section 4. If any part of this ordioance is found to be invalid, such invalidity shall not affect the remaining parts; the City Council of the City of Lodi hereby declares that it would have adopted each pat of the ordinance irrespective of the fact that any one or more parts may be found to be invalid, Section 5. This ordinance shall be published one time in the official newspaper of the City of Lodi and shall be in force and take effect thirty days from and after its passage and approval.
