AGENDA TITLE: Contract Change Orders for Hutchins Street Square Conference and Performing
Arts Center, 125 South Hutchins Street

RECOMMENDED ACTION: This item is for information only. No action is required.
BACKGROUND INFORMATION: In accordance with the Contract Change Order Policy, the
City Council is being informed of change orders approved by the
City Manager for this project since the August 20, 1997 meeting.
The original contract for this project was $8,262,010.00. The total cost of change orders to date is a
$61,891.91 credit to the City (due to value engineering credits). The project is approximately 70 percent
complete. Detailed below is a complete description of the work involved in the new change orders.
More detailed descriptions and backup information for these change orders is available in the
Public Works Department. The net total of these (14) change orders is $25,247.94.
Change Order No. 38 - This change is a result of continued value engineering efforts. A less
expensive audio system providing better performance will be substituted for the original bid
items. ($4,000.00 credit)
Change Order No. 39 - This change order is for the abatement of asbestos containing roof felt
at the theater roof. ($2,646.00)
Change Order No. 40 - This change order covers the cost of structural steel angles required for
framing attachment to the brick walls at the lobby/hall area. ($2,487.45)
Change Order No. 41- This change order covers the cost of adding a soffit at the gallery to
maintain the architectural look of the area. ($983.85)
Change Order No. 42 - This change order is a credit for a changed detail on some of the
exterior doors. ($1,080.00 credit)
Change Order No. 43- This change order is a credit for the deletion of signage from this
contract. Signage will be provided under a separate contract. ($1,581.75 credit)
Change Order No. 44 - This change order covers the cost of leveling the existing concrete floor
slabs in the multipurpose building. ($6,305.57)
Change Order No. 45 - This change order covers the cost of adding theatrical light support
brackets for future use in the multipurpose room. ($2,987.74)

Change Order No. 46 - This change order covers the cost of a new rooftop HVAC isolation -
mounting curb to meet current seismic codes. ($4,580.00)
Change Order No. 47 - This change order covers the cost of adding two stainless steel work
tables in the kitchen. ($1,858.50)
Change Order No. 48 - This change order covers the cost for using tempered glass in the
rotunda windows per the manufacturer's recommendations. ($643.13)
Change Order No. 49-- This change order covers the cost of adding electrical outlets and circuit
breakers for kitchen equipment. ($1,252.65)
Change Order No. 50 - This change order covers the cost of adding code -required exit -light
fixtures and associated conduits at two locations. ($1,438.50)
Change Order No. 51 - This change order covers the cost of added wood shelving, cabinets,
paneling and moldings at various locations. ($6,726.30)
FUNDING: There are sufficient funds budgeted in the Hutchins Street Square Conference and
Performing Arts Center account to cover these change orders. The total of change orders
to date is a net credit to the City of $61,891.91.
