City Manages- Glaves presented U -:e final map and improverent
plans for Tract No. 1732 - Lodi Park West apprising the
Council that this is a subdivision of 13.7 acres lying on
the west side of Dower Sacramento Foad, north of Elm Street.
T'his subdivision is zoned ED -23 and contains 62
single-family lots.

necessary agrempwt, guarantees for faithful perforrmancet and
labor and materials and insurance certificate. The final
map is being checked by San Joaquin County and will be ready
shortly.

A oondi`ion of this development was that the developer
provide Master Storm Drain facilities at no cost to the
City. As part of the construction of Unit 1 and subsecp,ent
units, the developer will be constructing a portion of the E
basin and Master Drain Lines to the existing system. An
agreement has been prepared under which these improvements
will be credited toward Master Drain Fees due from this
subdivision. As it is likely the cost of the improvements
will exceed the d�velcprent's fees, the agreement includes
provisions for repayment from other land in tlhc "E" Drainage
area as it develops. Details of the agreement were
presented orally.

Following discussion, on motion of Council Member Pinkerton,
Snider seed, Council approved the final map and
-
impravement plans for Tract No. 1732, Lodi Park West, and
authorized the City Manager and City Clerk to execute the
Subdivision Agreement (Master Storm Drain) on behalf of the
City.
