SUBJECT: Tract No. 1732 - Lodi Park West
RECOMMENDED ACTION: That the City Council approve the final map, and improvement
plans, and direct the City Manager and City Clerk to execute the Subdivision
Agreement Master Storm Drain on behalf of the City.
BACKGROUND INFORMATION: This is a subdivision of 13.7 acres lying on the west
side of Lower Sacramento Road, north of Elm Street. This subdivision is zoned
PD -23 and contains 62 single-family lots.
The developers, Lodi West, a limited partnership, have furnished the City with
the improvement plans as well as the necessary agreement, guarantees for faith-
ful performance and labor and materials and insurance certificate. The final
map is being checked by San Joaquin County and will be ready shortly.
A condition of this development was that the developer provide Master Storm
Drain facilities at no cost to the City. As part of the construction of Unit
1 and subsequent units, the developer will be constructing a portlon of the
E basin and Master Drain Lines to the existing system. An agreement has been
prepared under which these improvements will be credited toward Master Drain
Fees due from this subdivision. As it is likely the cost of the Improvements
will exceed the development's fees, the agreement includes provisions for
repayment from other land in the "E" Drainage area as It develops. Details of
the agreement 11 be presented orally.
