APPROVAL OF SPECIFICATIONS FOR SOF'T'BALL CONCESSIONS
It is recommended that the City Council approve the
attached specifications for bids on the softball concessions
located at the two complexes and the armory fields, with the
addition of the stadium in 1985 for softball only.
The attached are specifications only. The successful bidder
will sign an Agreement as usual.

BID SPECIFICATIONS
Department of Recreation and Parks
City of Lodi
FACILITIES and ACTIVITY
Activity -- Softball only
Facilities -- Complex (2 fields), Armory (1 field)
Location --- North Stockton and Washington Streets
Contract duration -- 1984 through 19x8
Said Agreements to run January 1, 1984, to December 31, 1988
Note: In addition, the Stadium (also known as the Lodi Grape
Bowl) will hopefully be added to the above. This facility
will have a concession area and will be available from
January 1, 19f',5, to December 31, 1988, for softball only.
(Football is not a part of this Agreement.)
BID INSTRUCTIONS
Your bid should be divided to include Part 1, which would encompass
Complex and Armory facilities, and Part 2, which would include the
Stadium when available.
Percentage gross payments are to be :Wade month:y no later than th,�r
10th of t1)e month. Any deviation can be construed as a breech of
contract.
The City of Lodi reserves the right to reject any and all bids.
It may also be noted that bids will be evaluated riot entirely on
the largest percentage offered, but past experience and/or track
records will be given ser:^us consideration.
NOTE: It will be noted that beer can now be sold, and it is the
feeling of the Department of Recreation and Parks that this should
be reflected in the proposed bid percentage.
GENERAL SPECIFICATIONS
The City will provide:
1. Encloses: concession area at each facility.
2. Utilities enough to insure a good operating situation.
(City will pay for utilities, i.e. water, gas, electricity.)
3. General repairs to buildings on a regular basis and from time
to time assist with vandal -caused damage to buildings only.
4. Garbage receptacles outside and be responsible for garbage
removal.

• GENERAL SPECIFICATIONS
Regarding SOFTBALL COMPLEXES and ARMORY CONCESSION operation
1. Length of contract to be five (5) years, beginning in.1984
through 1988.
2. Concessionaire to provide the City of Lodi with insurance
policy covering public liability, product insurance, property
damage, and liquor liability in the amount of $100,000.00 for
each liability and occurrence. Insurer agrees to indemnify
and hold the City of Lodi free and harmless from and against
all costs, expenses, and liability arising out of, or based
upon, any and all property damage, or damages for personal
injuries, including death, sustained in accidents occurring
in or about the demised premises, where such accident, damage,
or injury, including death, results, or is claimed to have
resulted, from any act or omission on the part of Lessee, or
Lessee's agents or employees.
3. Concessionaire will generally follow the product and price
schedule attached. Since the contract is for five (5) years,
prices will be reviewed each year. The concessionaire can
also add to or delete from the product list with approval of
the City Manager.
4. Concessionaire will keep the concession stand and surrounding
area in a clean and presentable condition at all times.
5. Concessionaire will provide all equipment and products
necessary to operate said concession.
6. Bidders will pay percentage as per contvact of gross receipts
after taxes to the City of Lodi on the tenth (10th) of each
month while in operation.
7. Concessionaire will be expected to operate any time that games
are schedul.-d, whether league or tournament, which are usually
scheduled between April l and December 1. The hol,rs of
operation will be set by the Director of Recreation. and Parks.
Usually the concession will be open one-half hour before the
first game and close soon after the last game.
8. The successful bidder will have exclusive rights to all
concession sales for softball activities.
9. Bidders should be c are that a Possessory Interest Tax is
charged each year ty the County Assessor for the use of the
facility. The estimated cost is $250.00.
10. Please note that during the National Women's Fast Pitch
Tournament to be held August 15 through 20, 1984, all
concession privileges will revert to the Recreation and
Parks Department and the co-sponsor. Said concessions
will be operated by the sponsors of the tournament. During
this special occurrence, if any of the concessionaire
equipment is used, a fair rent will be paid by the operator.
In all other cases the concessionaire will have exclusive
use of all concessions.

Sealed proposals will be received by the Purchasing Agent in his
office, City Hall, 221 W. Pine Street, Lodi, CA 95240, until
11:00 a.m. on , at which time they will be
publicly opened and read for providing the following services_

of gross rereipts after taxes as his bid.
